It went pending a month ago and is back on the market now.

I knew this would be a great deal pending disclosures and inspections.

This is my first multi-family investment, and I am looking for some specific recommendations on what to include in my policy.Here is the info:I am under contract for the property at $340K, pending appraisal this week.The original quotes I got back were for replacement value of $550K of the property, with a $1000 deductible.Equipment breakdown, sewer/pump coverage, business income coverage, and business personal property are all covered.The original quote ended up being much more than I had budgeted (~$450/month premium), so I asked the broker if he could get us down closer to ~$300/month.In order to get the premium down, he raised the deductible to $5K, and lowered the replacement value to $415K.My main question is: how important is it to have the higher replacement value covered?

If you just started this strategy, then the IRS may not have caught up with you just yet, but a notice is pending.

Desire - Cash buyers see great value in the property and want it, so they will make a cash offer to overcome any pending or future offersThere are other benefits, but these were the most relevant in my experience. 

Those are super ripe because you can often hop into the pending transaction if you are quick enough as they don't want to do the whole thing again just to get screwed.

I have couple of questions and I would really appreciate your help so that I can start investing soon and make profit and help more families to avoid foreclosure:1.I was wondering whether I can do short sale flipping in California as a realtor 2.Do I have to list the property in mls, submit the offer and pending in mls on the same day or just submit the offer to bank without listing in mls?
