The only pressure with a 1031 exchange on the selling side is if they have already found their replacement and are under contract for it.

However, stuff doesn't turn on a dime and is driven by a couple of things:1) Income growth of rents and vacancies2) Expense growth in comparison3) Cost of money which looks like its going to be low.Short answer - In most markets, there'll be upward pressure on pricing.

It's just a very low supply of inventory with very strong buyer demand (so prices continue to see upward pressure and inventory sells very quickly, so no accumulation of inventory).
