A combi-boiler is a small, wall mounted, high efficiency unit that will produce hot water for both heating and domestic hot water.

The only pressure with a 1031 exchange on the selling side is if they have already found their replacement and are under contract for it. 

However, stuff doesn't turn on a dime and is driven by a couple of things:1) Income growth of rents and vacancies2) Expense growth in comparison3) Cost of money which looks like its going to be low.Short answer - In most markets, there'll be upward pressure on pricing.  

If you go that route, you have added pressure to complete the renovations quickly.

It's just a very low supply of inventory with very strong buyer demand (so prices continue to see upward pressure and inventory sells very quickly, so no accumulation of inventory). 

I'm feeling the time pressure, and don't want to look back and wish I had approached this differently.
