First, they follow up making sure everything is being done timely no matter which side you are on from inspection to appraisal to title work to termite clearance to survey if required to making sure any loan is progressing.

Baltimore city and county both require rental licenses and rental inspections but they're pretty basic - hot water, smoke alarms, everything works, railings on stairs, etc.

I have a lender or two that will ask for appraisal funds up front, but this is done through a secured portal and it is disclosed that the funds are refundable should your deal fall through before an appraisal inspection is performed.
