Typically you can get a deal under contract and then go looking for financing.

He did a soft check and said my debt to income would not qualify me for a HELOC... but a cash-out refi with an FHA at 6.5% would be okay with around $100,000 cash-out which would put my debt to income around 56% <yikes, I know>  Since I literally just bought my house hitting the 30yr reset isn't a big deal... especially if rate is micro point lower.  

What happens if you're the buyer of a sub to deal and the person with the financing in their name dies?

I feel I would really benefit the kind of investor who wants to flip a property but doesn’t want to deal with project management or teach themselves about construction to make sure all the work is being done correctly.

My relative has inherited these properties and does not want to deal with being a landlord.

He sources properties for me from off market, auctions, MLS if it works, direct from seller, good wholesale deals. 

Noah,There are a lot of places in Orlando that offer good deals on cash flow properties.
