(Tenants would probably freak if the PM started taking photos inside the home.)It's normal to do an inspection twice a year, where the tenant is informed they will be checking smoke detector batteries and for plumbing leaks and to inquire of any other maintenance issues the tenant has.

One of our tenants gets his social security check on the third, so if he pays on the third we don't consider him late.If a tenant is late, we contact them right away, let them know we did not receive the rent and inquire when we can expect to see it.
