If he charges 500-600 for a partnership return and an individual return - you are getting one hell of a deal if hes doing everything correctly.If the LLC is a disregarded entity - i think the price is fair.

I have used sites like zillow, realtor.com, and craigslist as a reference but prefer something that lists past rental listings as well.I've considered rentometer but know its based on average/median rents so a lot of apartment complexes are included when I am more interested in SF homes and duplex rental rates.Thanks!

If the property is owned by a single-member LLC treated as a disregarded entity, and you own the entity 100% (and you are a nonresident alien for US tax purposes), then yes, you would report the activity on your individual income tax return (1040NR) which will use your ITIN.
