This approach isn't making me rich each month, but in 20 years, if I decide to keep, it'll be paid off and throwing off whatever the rents may be at that time.Sure, making 100k in a flip is great (and looking forward to that deal) but a few more like these and life becomes easy.I saw the benefit of having 50% ownership with finding the deal and dealing with the rehab and the partner made their 50% by letting me use their money for a year.

Also, the contract we signed with all of their requests is full of vagueness, which had been clarified in conversation, but now they are coming back saying different things, interpreting the contract in a way that it benefits them more... ignoring the conversations that we had had.Then there's the electrical contractor who was supposed to "clean up" the handyman wiring in the 1901 house who covered up open spliced wiring with insulation, which I then had to pay another contractor to come and clean up costing me another 800.00.Now, the good news is, as long as the home appraises, I should clear about 26k on the property.

My only point is that as a seller in Texas, it does not benefit me to sell by GWD so I don’t.While its customary for insurance companies include a subrogation clause in their policies to mitigate their financial loss on a given policy, I think it’s unwise for a me (as seller) to give the title company the option to exercise that right against me.When selling via SWD, if the title company pays a covered claim for an issue that arose prior to my ownership the title company cannot sue me to make them whole again because I didn’t warrant title for all ownership prior to mine.

Less Red Light and Speed Cameras, parking tends to be FREE. etc.As to areas, I would just suggest you use the MLS access that you have, run numbers on properties based on rent, and the usual expenses of Taxes, Insurance, Debt coverage, etc.Then once an area comes over as decent, check into if Landlords must "register" this is a new trend that provides a landlord with no discernible benefit but to simply pay a yearly fee to the municipality so they can line their coffers more.
