Our next-door neighbors have a rock yard with desert plants and 20 other homes in our 147 home sub-community have front yards that are desert or hardscape, more have desert plants incorporated into their landscape.Our community HOA is telling us that we need to modify our now completed yard to include groundcover.

Heck, there are flippers starting to dip their toes into the East Lake Terrace and Longdale park neighborhoods in Decatur 30032.Of course, if you talk about incorporated Decatur (30030) being a war zone you need to get your head checked out. 30030 and 30317 inside the incorporated areas are back to 2007 pricing with speculative building waayyy outta control.

As for option 2, using the garage example,I imagined that I would create 2 lines on the form 4562 for the same physical asset, but that each line item would have its own 'date placed in service' and each would be placed at 100% 'investment' use percentage, and each would depreciate independently of one another, each on its own time table (i.e., both at 27.5 years, but that each asset was placed in service at different times).
