I want to be a real estate investor for a very long time ever since I read Rich dad, poor dad but i haven't found any good source on a primer on real estate until yesterday when I bought Brandon's book.

Obviously, even just based on the 2015 data, the price + taxes (not including renovations needed, etc.) make this property impossible to cash flow if the town ever clamped down on the extra 4 illegal units.

The Kilz type products help, but don't ever seem to completely eliminate the odor.  

I don't believe anyone has ever actually rented from me.

Never a good idea to pay down a rental mortgage as it ties up cash and results in mega lost income.Once you get back on your feet remember to never park cash in real estate unless you are done investing and have more income than you can ever use.

But for what ever reason the banker could not get the emails.

Tenants are much happier knowing in advance what their cost is monthly rather than being surprised ever month. 

While I do not agree with all of his strategies this is by far the most comprehensive book on hard money lending I have ever read.  

If I'm ever in the podcast, I will say it is Rich Dad Poor Dad)I have one commercial and one retail property, another that is scheduled to close in about a week, and one auction I was considering only because it was a street away from my newest property and I really like the neighborhood.
