This is the first time I've encountered something like this on my first long-distance investment so a little nerve-wracking. 

I asked the acquisition rep at the PMI Inc office and he said has encountered them in business listings where they are selling their PM book of business, but they are always priced way out of line with their financials because they only charge a bare bones flat fee.  

As he says “My wife would see things that I encountered once in my ownership in 20 years every week with her 800 units”By offering both acquisitions and management together my husband and I offer a total package for new and established investors.

Otherwise you're likely to encounter a holdover.

What are the repercussions for me if this is a scam?

Any help would be great, I hear there’s lists out there that can help, but I’m worried that some of those are scams.

I 100% advise you to ask your lender and potentially an attorney to avoid any issues if they verify and you're not in it (try not to scam the government; I heard they're  not big fans if they getcha).

(I am suspicious that they each were victims of the reverse mortgage scam.)

But make sure you vet the person out to ensure they aren’t just trying to scam thousands of dollars out of you in some “get rich quick” scheme designed only to take your money.
