@Carlina BurfordThere's no need for transactional funding in our state because nobody here does double closings (due to the excise/transfer taxes); the wholesalers just assign the contract.Also, there's never a need to pay for a POF letter like @Dustin Frank mentioned... they're pretty easy to come by.

That close to campus should be renting by the bedroom, NMSU is a large school so the demand is there.

Has a large nicely finished basement, 4 bedroom, awesome kitchen, 1/2 acre fenced in private back yard. 

I wouldn't call 810k an anomaly....There are weird neighborhoods where you have 10 typical 50s style homes in a row which are randomly eclipsed by some 6 bedroom brand new house.

While I am always compassionate, I think:-If I had an issue, would my tenant pay double rent to help me out?
