I’d respectfully disagree with @Jonathan Greene here at least from my Boston perspective.

Based on your circumstances (though others may disagree), I recommend buying a SFH or small MFH through either a TK company or other network of trusted advisors that will get your feet wet and help you learn.  

I've gotta disagree- IMHO owning is always better than renting.

You can also get to the same answers using a local, investment-friendly realtor who might have deep local connections.Respectfully, Dan I must disagree here.
