Hi my bp family .I'm getting ready to start in the real estate world ,I'm going to lay out my plans with you guys an hopefully get some positive feedback .i own a home that's free an clear an getting ready to finish my basement an have it rent out with plans in pulling out a equity or heloc an have the proceeds from the basement unit to cover the expenses which I plan then too invest a portion from the equity on a multi family also I forgot to mention the basement unit will be legit as far as the plan goes I plan to rinse an repeat this method any suggestions,or am I  missing something your thoughts will be gladly appreciated

Maybe there are statistical models that predict C% loans getting paid off in full & sooner more frequently than D%, so Wall Street pays a premium for mortgage  backed securities with more of D% in it, which is passed onto the consumer in the form of D% being offered for merely 0.3 more than C%.

I would highly recommend looking through as many forum posts and listening to as many of BP's podcasts as you can-  there is a wealth of knowledge on this site ready to mine. 

I see that Caleb mentioned that Commercial Lenders will likely be more ready to lend if you do have one or more properties free and clear, but, does that mean that they won't require those same properties to be put up as security (ie. leverage = debt)?

Hello there all.. i am ready to jse mynhome equity to buy some rental properties ... can some one please guide me the process .. also can some one please list some lenders in DFW area ?

I calculate the cost of each turnover for the specific unit, including laundry, consumables, cleaner, etc. and then make this my "cleaning fee".

Our duplex property in Ohio came with one unit ready for tenant and the other needing complete rehab.

As of right now the sellers agent told me to hold tight while she gets the deal prepped and ready for the bank approval.
