Many property managers are worried right now (cause they know they're in limbo) and many more landlords that have no clue, very well could be out of compliance right now.

And if I did ever offer a term lease, I would not offer it to an inherited tenant until my property was stabilized/repositioned and I had a long track record of cooperation and compliance from them.

I rent my place on Airbnb for a minimum of 60 day stays (this also puts me in compliance with my HOA).

It seems like you are targeting people with poor English skills and those who are not comfortable with traditional financial systems for your deals which may not be in compliance with Dodd-Frank.

Fortunately for me my "short term rentals" are 60 day minimum stays which keeps me in compliance with the HOA, means I don't fall under the current local definition of short term, and reduces my turnover and management costs dramatically.  

And mentioned earlier in this post, the big cost comes from asbestos compliance and lead based paint compliance.When it comes to asbestos abatement, the problem is that virtually every tear down has asbestos.

You'll change your mind after you research the boats in detail, find the maintenance and compliance issues, costs of operations, insurance, costs of moorings.....etc.

What usually happens in most cases is that the tenant doesn't bother to comply with any of these nor does airBNB try to ensure the tenant is in compliance with city. 

To be in compliance with code that big window in the front will probably have to be replaced.
