I know this might be an impossible question to truly answer as most of it depends on a lot of different situations but I am hoping by asking and going back and forth we can smooth my thinking out and get a little clearer picture of what I need to do. 

Also, was it going to be an owner occupied, a buy and hold, or a fix and flip?

@Billy Grace Keep in mind that financing these kinds of condos may be an issue.

Mainly I'd like to know more about strategies for investing in small multi-unit properties, since there seem to be an abundance of them in my area. 

I would like to hear from anyone who owns an LLC and was able to obtain lending with DHM and still be able to use the business for what it was created to be: an entity in which to invest in real estate.

Anyone who knows all the answers perhaps would make that investment himself/herself.If you want to make a move without any risk, it would not be an investment ... it would then be call a certainty.Think about it ... and as others have said ... take action.
