This could trigger the due on sale clause issues.If this is a friend of yours, you can't help unless he is willing to transfer an interest in title, there may not be any profit, tell him under the circumstances he needs to get a Realtor/PM.Not every house you find will be a deal, personal relationships don't set the stage to force a profitable situation, IMO, move on. :)

Tough to finance a deal at the level with 500,000 and 200,000 in reserves for his 700k.Conversely you could nab a national tenanted strip center with a few mom and pop sprinkled in for a good cap rate in the 2 .5 to 4 million range.

I don't use "lease with option terms" and "subject to existing financing terms" and "wraparound mortgage all-inclusive trust deed terms".The upfront agreement basically talks about what you are willing to do as a business person, and sets the stage for not coming back ever.
