Tax values are determined through what is called an automated valuation model ("AVM"), and this is a computer program like what they use on Zillow, Redfin, CoreLogic, etc, and it determines the 'value' of your home.

If you do decide to self-manage, I would recommend to really prioritize systems and rules, to use an automated platform for rent collection (Cozy, etc.), to set boundaries on hours when you will accept calls, consider a business phone line that is separate from personal cell and perhaps hire a helper to assist with simple, tedious tasks like posting ads and initial screening.

All four forms create an immediate receipt for the tenants and the popmoney gives me notice when the payment is scheduled.Notice, there's no fees to me and I try to entice the the tenants for the automation to avoid fees on their end.I've always been leery of 'bankless' tenants, but over my two decades, I've never had a NFS problem - - (screening).

I field way too many emails and phone calls for my rentals, and I find my time is far too valuable to be burning on some of the stuff that could be automated.

By this point the automated system (The Work Number and whatever the company uses internally) has already failed, so I require them to give me a specific name/phone/email of an actual human person that can confirm their employment and look up their last 2 years as well as YTD compensation and complete the relevant Fannie Mae written verification of employment form.

It is probable someone like a utility would not get noticed (sent a letter) in the bankruptcy, have an automated system for handling them and therefore their actions to collect would not violate the stay.

I asked the potential tenants about the credit cards and he stated that he had a major medical issue 2 years ago and told the credit card issuer that he couldn't make payments, then he never heard anything else about it and didn't ever receive any more bills.To me this seems like some pretty significant red flags, yet the automated recommendation is suggesting that I should accept the tenant.
