In my situation, am I gaining anything by renting it before refinancing?

Plus, at some point with multiple tenants, you might end up saying "no" to one tenant's situation and "yes" to anothers....and they talk, and they find out you treat them all differently.

How would you restrict the situations that your termination clause would apply to?

Hello guys, would like to get an idea of what some of you would do in my situation.

So I have been doing my research, reading and learning as much as I can about investing, looking around for the niche that fits my situation.

Such properties can be profitable, but it takes a special set of skills to manage the situations that will come up and potentially destroy your cash flow and/or the property.The strategy does not so much matter, rather than having a good team in place such as a very involved property manager with experience in class C/D properties. 

With that being said, taxes will change based off of time period and tax situation.

I'm slightly worried about the cat situation as it's quite inhumane, and I'm not sure what my liabilities are as the owner.
