A $4,000 purchase on my credit card that I paid off immediately affected my credit score more than the pulls.

I am open to repeating this cycle (BRRRR) again, or creatively financing the next venture.

Some people get into rentals by buying with 5% down, living in them for a year or two, then turn it into a rental and repeat the process.I don't know where you are, but usually sales are slower in the winter and sellers are more likely to negotiate to get the house sold. 

Yea SB9 actually won't affect my property it has enough room to account for the 4ft set back and also I can choose to have parking on the property or they can park on the street.
