My opinion is that it can provide good data but you need to use the paid version to make sure the comps are reasonable.

The city counsel just passed a version of it, and now we’ll go through some legal hurdles to see if it can be implemented.

If you get a tight deal that is harder to move, those numbers are handy for the inexperienced investors however 90% of them will pass on your deal and waste your time.Also buyers lists in my opinion are becoming an antiquated version of wholesaling and only have value if someone is doing that weird virtual wholesaling stuff where they make offers on properties on the MLS... in my area most of us pass on those and recognize that those are NOT good deals.

It's pretty easy to get comps with CRS (at least, it is with the version that I have).  

Hi Andrew Domingues We use the PM version of Rentec Direct and have been pleased so far.

Short version, the question is get out now and pay todays price, or end up getting out latter and suffer however worse things get and the added price tag all that brings.

It would be more like a small version of Maple Valley, Pioneer Valley Lodge, etc. 

I'm not sure if Solo 401Ks come in a Roth version;  if so, that would help.Regards & Thanks.
