There isn't a lot of investors in the area online, they seem to be older, but you can still find a growing FB group 

So I understand that ROI is your profit (income-mortgage-expenses) divides by total initial investment (maybe down payment+closing costs).So let’s say I’m renting it out and building equity, how how does equity come into play.

@Peter Bui there is so much good advise other experts have given up here and here is my two cents “Invest in yourself” before you invest any of your money on real estate and there is so much information and expert opinions here on bp and other places online.

I pay them via paypal, venmo, walmart2walmart or some other form of online payments as projects are completed.I have a solid buddy take my calls via a team phone service routed through multiple call systems and he also views houses while I'm gone for a split of the deal.

@Yonah Weiss, @Dmitriy Fomichenko - The Depreciation comes into play when you're calculating your profits for purposes of UDFI Tax computation. 

Austin for me is an appreciation play, cash flow won’t be much but this is a long buy/hold
