I would never believe that a so called financial institution, would pull something so blatantly fraudulent.

After we put our 10% down we discovered new water damage from clogged gutters.  

A pipe burst because of the Ohio winter, and water ran for 3 weeks before he discovered it. 

An Update:  Did a tax search and discovered he paid $14,925 in taxes.  

I "discovered" REI in October, found BP in December, started taking action in February 2015 & I'm not just poking around or sitting back watching others do their thing.

I have discovered that targeting marketing is best for me.

Another person agreed to speak on the phone and made it clear that they are not interested in anyone who has no institutional backing (read millions to drop).

I would touch base with many lening institutions and see if one of them might do this for me.  

We, too, were alarmed when discovering that Maryland is chock full of natural springs, so I can totally imagine the buyer walking, but they likely would have walked anyway unless the seller could prove exactly what was causing the water problem and that whatever remedy you used completely solved it with a long-term full warranty to back it up (and likely not even then).  

We called the seller & discovered she did not submit our offer.
