Buy and hold is all I've tried and was successful in Elk Grove, I think because it was a nice area (good school district) and got a lot of appreciation (without expecting it).

People coming from out of state(mainly New York, Connecticut, and Massachusetts) are targeting the Jupiter school districts and seem to be willing to pay way over asking because prices down here are still much cheaper than up North The quality of living is seen as higher down here as well.

There is tons of data for crime reports, job growth, population growth, quality of schools, etc.
