This would need to be underwritten as a commercial loan.If the property is solid (good cash flow, good condition, good neighborhood, etc.) and the principals of the borrower (i.e. the owners of the corporate entity buying the property) are solid from a net worth/credit/experience perspective, there are commercial loans with favorable terms available (up to 80% LTV depending on the property type, with mid-single digit interest rates).

Attributing the success you have had with digital marketing and subsequently asserting that lists do not work, is a classic example of misunderstanding 'correlation' and 'causation'.
