I was wondering what are wholesalers and flippers in the Columbus Ohio area using to roughly estimate rehab cost per square feet?

I live in the Jersey/NY area which is about 2 hours from Scranton.

I work with investors in the Tampa Florida area. 

And of course if the neighbor is not cooperative you have that.. there has to be a ton of case law on this issue in our area..
