Maybe there is an opportunity with those new super automated stores that sell other services, and take credit cards, phone payments, etc.  

Most of what I am purchasing nowadays has to do with systems ,scale, and automation, I have more money then time on my hands and although there is plenty of free information @Franco Li on the tech side I would rather have a follow along program ( my brain works better that way) deeper dive kind of stuff I find few share for free  so wading through is not efficient ."

I can use "selected accounts" and pick all the tenants but I want this to be very automated ... tenants will change and I'd like this report to keep up automatically.

Everything else is automated.

I went back to wholesaling again, this time automating everything I do.Currently, I'm building my cash buyers list for people who are interested in 2/1 properties that are about 900 sqft in areas where you can resell for $180 or more per sqft.

Also, something that I have seen here on BP, and something that I wish I had done is: Automate before you delegate.

Does anyone know if this does exist or have any suggestions for any good ways to regulate heat in individual apartments or a way to automate the individual radiators in an apartment?  

Tax values are determined through what is called an automated valuation model ("AVM"), and this is a computer program like what they use on Zillow, Redfin, CoreLogic, etc, and it determines the 'value' of your home.

If you do decide to self-manage, I would recommend to really prioritize systems and rules, to use an automated platform for rent collection (Cozy, etc.), to set boundaries on hours when you will accept calls, consider a business phone line that is separate from personal cell and perhaps hire a helper to assist with simple, tedious tasks like posting ads and initial screening. 

I work in web development so the actual setup isn't a hassle at all - I'm looking to automate the payment processing and also the follow up for those who applied who won't be considered (and refund, if appropriate).
