When you're asking for investments or referrals, be crystal clear about your target audience.

I am new here in Bigger Pockets and I purchased a rental property in San Antonio, Texas back in 2019 with little knowledge back then, in real estate.

If someone developed a new property specifically for someone to buy who would be house hacking, what are some of the main things you would want to see in the property?

Due to this, we have been investigating the possibility of purchasing land and using an owner-occupied construction loan to build a new property.

If you are tracking depreciation for purposes of repairs and maintenance (like anticipated timing of a new roof for example), you could probably get away with using excel and then just manually booking a journal entry.

I was unable to file any tax filings because he engaged a new accountant whom also had a JD and testified against me in divorce after stating he was not conflicted.  

But to get into contract I need a EMD (which at the size of the new purchase is not small). 

But , remember you are NOT buying a brand new house .
