AND, the one vital part of Due Diligence that is very intimidating and yet perhaps the most critical, is finding a team member (or at least, a go-to-professional) who can quickly and efficiently provide a well-documented, reliable Valuation.

I'm guessing that things are done differently with active duty military?  

I'm Active Duty living overseas, but plan on moving back to the states and into the property in the coming months.  

I've been involved with most every property type out there, except for heavy duty industrial, and towers.

I'm Currently Active duty Navy in the Hampton Roads area ....I'm fresh in the world of investing but I've always wanted this since I was 17 years old and the Carlton Sheets era was bombing lol but money wasn't the motive I've worked house and help my dad around the house and that feeling of ownership and knowing that taking an eye sore and making it your vision is one of the besting feeling ever.

Since these tenants are military we always include a military clause in our leases for active duty folks.Gail

I am active duty myself and would say that although I wouldn't recommend that you try to do all of that while being active duty, I would say with the Guard it is very possible.
