@Javonn MusgroveHave a local investor friendly / knowledgeable realtor put you on a filtered MLS distribution list that auto generates and sends updates to you on the daily or weekly basis.Connect with some local wholesalers.Check the county websites for auctions.Call up local property management companies and let them know you are looking to buy in case any of their owner / clients are looking to sell.You can also learn about buying lists and doing direct mail campaigns, cold calling, driving for dollars, etc.There are probably another 10 other methods I haven’t listed here.

As Tim Jacob pointed out - I was looking in the most affluent areas in Baltimore like Fells Point or Charles Village. 200k wouldn't give me a great turn-key property unless I was seeking out a fixer-upper, but even then I not sure the numbers would work.

An example of expenses that can be tagged to the business and not so much to a single property are legal fees, compliance costs, office expenses, auto expenses, tools and equipment expenses including replacements.Initially as a small individual investor, your reserves will be higher per door simply because you can't spread the costs over a larger operation.

If I were to build a CRM for property management I would implement the following:Property data auto-fill when adding a new property to PodioLanding pages where tenants can file complaints or repair requests that load into Podio and create tasks for managersLanding page for applications, loading into Podio automatically and sending automated followup emails to applicantsAuto drip campaign of mail and texts sent from Podio so you don't have to upload files to various 3rd party sources to do things like send mail or text blast.The sky is the limit when you have access to a customizable backend like Podio.
