If you want something that is a BRRR make sure you find an agent who understands construction/flips/etc... most agents don't have any clue about rehab cost, who to look for on a walk through, and they don't have a network of contractors.

Most agents will say they work with investors even if they don't have a clue how things are done (a good agent will refer you to someone who works with investors on a regular bases).

And the banks that do these accounts will have some very basic checking or savings account that you use; trying to get an account that earns more interest makes no sense because those accounts usually have the monthly fees that you are trying to avoid.And you also need to make sure that the bank's local branch customer service rep (CSR) that you will be dealing with understands such accounts too; often the CSR has no clue, and that isn't going to be any good for you.

Too often they, and sellers, look at the end price of a developed lot, and have no clue as to what it took to get it there, and all the costs involved.
