I start making some phone calls to local banks that handle commercial loan and help you in your unique situation.

RE doesn't exist in a vacuum nor is the personal touch factor so unique that it can withstand the forces going on around it.  

Even if you have a strong team in the area something could always go wrong so buying at a distance presents its own unique set of problems.

it is unique because it isn't nearly as volatile as other markets. it is a slow and steady increase and doesn't get hit hard like 90% of the markets out there.
