With your 22% you're not including vacancy so once you include vacancy and the management, you're in the ball park.One item I didn't see listed is whether the park is on city water/sewer or private well/septic.

I don't even know if the estate has enough value in your state where it has to be probated.Also in the states I do probate in anyone can petition to open probate and any of the heirs can get the ball rolling and you don't need to spend money on an attorney seeing as the value is low.
