I would owner occupy it so I don't know if I have an avenue to remove them so I can do the condo conversion or if I could even do the condo conversion while they are still in there.

Just don't think of rentals as passive investment because they are NOT.Here's some other info you might find useful for all of the above, even though it is focused on rentals.

Hi everyone, new to investing here but I've used the VA loan 3 times now and have had 2 at once so I have a good understanding of how it works.

Total of 5 bedrooms and 3 units.

Had a home inspection done and found it needs some work (Roof will need to be replaced in the next few years, some of the electrical needs work, updating the 2 upstairs units, furnace replacement at some point, etc...).  

Photos of how good the place looks, with a lot of close up and far out photos, not just of the documented issues.

When my hardwood guys started sanding the smell was unbelievable, but we actually were able to seal the floors and get rid of the smell.
