I am thinking of buying land and developing a small project.

All they care about is how much money they can make and what's the downside if the project goes south. 

I would like to though so I could show some of my new home projects..

Thus, before going through the hassle, it would be benfitial to ask a professional run a various projections based on your expected income and how much you would  be donating. 

What is it about this project that is different than what you always knew?

The way you're phrasing it is a little confusing.It would help everyone who is responding to you greatly if you lay out your actual numbers, e.g.xxxx  Rent Revenue(xxx)  Interest Expense(xxx)  Insurance(xxx)  Property Taxes(xxx)  Mgmt Fees(xxx)  Lawncare/repairs/maintence(xxx)  Advertising(xxx)  Tax Depreciation(xxx)  Loan Costs Amortization(xxx)  etc-------------------------xxx/(xxx)  Projected net taxable inc/(loss)

I just finished up a project in Killeen with Red Rhino with ‭Ryan Householder. 

If there is some larger projects that are not a part of your $20,000 rehab budget, then thats probably right. 

Not knowing what your finances look like, I think If you want to be able to retire from your current job in the next ten years, you'll need to get involved in some big projects soon. 

I am so excited that our 4th Flip project finally was closed last Monday.
