I have a really good team we're building that wants to start with Wholesaling and attacking other aspects of Real Estate for long terms goals.

I just figure strategically it might make a difference that the property is for ourselves rather than an outright investment, the bank's views and ease of obtaining a mortgage/refinancing might be a part of this.  

It is a good community to network and learn about all aspects of real-estate investing.

I’m also interested in what aspects are most important to look at when determining good cash flow properties.
