You'd be better-served investing alongside a sponsor that knows what they're doing.

The only sales pitch you might here is from a sponsor who helps to fund the evening.

Do you know the rating and concentrations of the underlying assets, and who the sponsors were?

Syndications and/or passive investments that generally qualify are often structured as one of the following: Sponsored (syndicated) Tenant-In-Common (TIC) Investment Properties Sponsored (syndicated) Delaware Statutory Trust (DST) Investment Properties Certain sponsored (syndicated) oil and gas interests/rightsSponsored (syndicated) Net Lease Properties (NNN) often through a DST Non-sponsored (syndicated) Net Lease Properties (NNN) acquired through a real estate broker There are brokers that specialize in syndicated TICs and DSTs. 

The Sponsors said when the Company (LLC) sells the property in 5 years, they would try to do a 1031 exchange and roll the proceeds of the sale into another deal.  

They offer proper vetting of the sponsors and deals and pay you roughly 12% annually on your money. 

Another huge factor is that the big sponsors in Arizona sell RV seasonal passes and memberships through partnerships with RV dealership networks.
