While there's some speculation involved in calculating the amount because the lease was ending, you may be able to argue based on your vacancy time exceeding expected (historic or pro forma) vacancy rates.

All of this is of course speculative and you absolutely could have tenants in South Dallas that rent for years at above market rent and treat your rental house like an absolute gem - I'm just speaking in general.

Sometimes we understate the worst case if only from a lack of imagination of what could go wrong in the future.I'll admit that some of the westside Atlanta investment going on is speculative but I'd challenge anyone who suggests that any form of real estate investing is NOT speculative.

Multi are safer in regards to risk of vacancy, lower maintenance per tenant, cash flow is higher and the market is not driven by the whims of home buyers.SFH investing is primarily driven by speculating on appreciation.
