The golf sim will help garner more bookings but I do not think you can count on it to generate a specific amount of revenue.The ADU I would get real world prices on cost from a GC and then calculate the return based on other units with ADU in your area or if no comps you can get an idea by +1 the bed and bath and looking at larger comps in your area.  

Prices are also area specific , if you live in an area with a high cost of living , you will pay more .

Hi everybody,I know the topic is trite and got innumerable discussions over time, but I still find little to address this specific scenario.I am about to rent out a house for the first time, 4 separate single rooms, 4 separate tenants unrelated to each other.I can totally see the convenience of letting (say) a family take over all the bills for the property, but how could that work with 4 separate tenants?
