But many investors skip the inspection and do the contractor bids like you said, but I'd be willing to bet that those are experienced investors who already have existing and trustworthy relationships with those contractors.

This way if someone skips out with their lumpsum pay-out the landlord can walk right into small claims or collections - bi-passing the landlord tenant court.

Another more conventional solution is to do a skip trace on the person and see what you can find.

I am not so naive to know that even these owner finance deals have their own hassles-default, skipping out in the middle of the night, trashing the home.
