He has a couple of Mortages the rest are "in house' a little higher interest loans I would think as far as qualifications income is good, credit score is good, Mortages they tend to look at income As far as being a landlord, look into tenant data, or something similar, it takes a lot of the pain out of the transactions.

Have your lender put you through underwriting and speak to the listing agent about how quick and solid you are.I wouldn't recommend waiving inspections, but you can shorten it down if you are on top of it and have a good inspection company or contractor to take to the showing before offeringPrice and cash typically win, but owners have other pain points: quicker or longer close, lease back after sale and move when they're ready, they may want to sell to a family or of a certain other type that will look after their home, etc.
