Note that DSCR generally has a minimum loan amount depending on situation and if you qualify for conventional loans, there would be community lending incentives (even as an investment property) for some of those areas in Indiana.

One thing I would recommend is get to local investors and plugged into the community. 

(who btw, would have handled the entire project, not just a few trades) Such a small community -- everyone knows each other and even about my friend's project 20 miles across the bay.
