Since a lot of the data (like monthly price changes, days on market, rent etc.) is based off of MLS data I can change the map every few weeks, unlike census data which is 1-2 years out of date.Was just wondering if you think the neighborhood grades seem accurate

I'm a full-time land broker in California, and haven't come across this yet, but I'm very glad you put this out there, especially since many sellers don't really seem to want to meet any more ever since COVID, and especially the elderly sellers don't seem like they are dying to meet up with me, they just want the Docusign.

New Home: I would need to dump some of my brokerage accounts for the downpayment(so some capital gains taxes would need to be paid to finance the downpayment on the new house) or if I sold our "current residence(2nd home)" I wouldn't need to.I understand the tax incentive of selling within 5 years of living there for 2 years, however, the cash flow seems larger then what I would get taking the money and investing in new RE in the future.
