Get a steady income without spiking your debt-to-income ratio... and without having to spend a huge fortune to get a miserable passive income.Then with that money get secured assets like real estate that will always be physically worth something (not just digitally).And that is kids what I am doing now!

Sad part is listing agents are advertising "FHA Assumable Loan" on MLS and they dont understand the process/timing.Is it better to apply for the FHA/secure the loan approval before searching for properties, so once a property is found, the financing is already in place without the 4-6 month hold up?

Some things that make a rental appealing 1 - pet policy (pets or no pets allowed)2 - number of full bathrooms 3 - number of floors (single level vs multi)4 - backyard or lack thereof5 - school ratings (higher the better)6 - crime ratings (lower the better)7 - location to highways8 - amenities (parks, pools, trails, lakes, etc)9 - location to place of employment.10 - age of the property 11 - appliances Just to name a few.
