How much should I keep in reserve for "unforseen" expenses?

Will those be included by inspector or need special inspection and what is the cost of those service?

Would you reccomend his services?

More than 15 years of experience in an international customer service environment.My goal is to constantly improve my skills and knowledge of the real estate industry, particularly in sales, where extensive experience and expertise can be utilised.

Unfortunately rent rates are not set by the amount of their debt service payment, but by the market.  

I wanted to be hands on.And yet, those two houses costed me 6 figures from a raided prepaid renovation "reserve" when the contractor "went under" and left my projects unfinished and my accounts emptied.It was humiliating, and damaging.

It's fairly hard to find houses in the Cherry Creek High School service area that are less than $300k.

I'm looking for some solid recommendations on lawyers for ad-hoc services.

I plan to resume flipping full time and start the BRRRR strategy after building up some reserves.

Deals will come with the right mindset and service to others.
