There is a lot of money in DFW and there are a lot of real estate meetup there, aka REA's, REI meetups. 

for sure that is always an option, right now i want to connect with more actual private lenders that want to move their capital at 11% secured by real estate 

They’re experiencing strong population growth and a real need for new housing.

I viewed it as similar to real estate investing in that if I didn't like I could sell and exit, just with a smaller entry price. 

What’s been your most successful real estate deal, and what did you learn from it?

Columbus has ranked on the top 10 markets that outline that for the past 6 months at least. the best place to buy new builds is in higher priceopint markets but where the costs haven't gotten out of control. besides that I'd recommend working with a vertically integrated land development, real estate development, and new construction firm or design build firm who also understands market conditions.
