I generally recommend the following suburbs of Baltimore for solid rentership: Columbia, Glen Burnie, Towson.So in summary, if you found a househack in the range of 200-350K, I'd expect to have 12-17K saved up for an owner-occupied, first-time home ownership structured deal in the surrounding counties of Greater Baltimore.

The comps in the area are similar but relatively low 700 to 650 range with the occasional 1 mil.

I wanted to know roughly how much it would cost so that I can factor that into my offer price, but the various plumbing companies weren't willing to give me a range, they probably don't wanna commit before seeing the place, stating that it depends how long the pipes need to be, how they need to seal up the connection to the well, etc.

Three of the units are presently rented out, and while the rent isn't provided in the listing, it's safe to assume the rents are likely around the $1,000 to $1,300 range based upon comps in the area (I would personally assume on the lower end, but I could so very easily be wrong). 3 of the 4 units are rented out, with the fourth being purposefully left open in the case somebody wants to owner-occupy (how smart!).

I've had many clients go in with a portfolio ranging from 5 to 10 single family rentals and the banks treated them like horrible.
