All paper work said it came with three refrigerators.

My partner and I put an offer on our first duplex, got our offer accepted, signed our side, and sent the paperwork back to the seller but we have not received the returned paperwork back yet.

If you can find owner financing, make sure to have a real estate attorney go over the paperwork before you sign anything. 

Was expecting the insurance premium to be much lower (mortgage broker was estimating $1.2k in paperwork). 

If you can make sure that no personal $ goes in or out you get a great quick-n-dirty calculator for "what was the profit /loss this year", with less paperwork than adding up every receipt and subtracting every bill (keep that info in case it's needed, of course). 

@Jay Hinrichs, lawyer told me that if I do decide to sell while being non-resident, I’d have to wait up to 5 months for the CRA to clear the paperwork.

It's not as difficult as people make it out to be ... it's also not as simple as it looks either... but with some education, the right paperwork , and a willingness to keep learning... you should be able to manage one property on your own. 

Hire a lawyer, ask lots of questions, follow along with all the paperwork and procedures, attend court every time and learn how the lawyer speaks to the magistrate.
