I guess I should have got the hint of a scam when they invited me to a training and didnt have any hotel details, agenda or nothing ..on top of that they charged me twice luckily my bank was able to stop payment before it got there from pending .glad I called bank after I signed up .then I tried to call their customer service number to find out more , it went straight to leave a message etc, didn't even ring like a normal customer service..I have never had an issue with any guru company.

.  ;-) Although getting building permits in Berkeley is a glacially paced, NIMBY-centric nightmare, there is probably a way to do something tiny up to code and get a lot of positive free publicity for it too.  

Some cities move things very efficiently through the process, others at a snails pace, and you have to know which it is. 

My clients (and my own purchases) that have more recently closed escrow are getting strong bookings/occupancy and are pacing for cash on cash returns around 20%-38%.
