I ran it a second time and the odor was still atrocious, but then I aired it out for three hours and the odor was completely gone.

Looking at the sale price($380,000) from a couple months ago, is the rent ($2,250)too low to cover PITI, vacancy, CapEx and ongoing maintenance(pest control, lawn care, minor repairs etc)? 

It still cash flow as I ran it as a duplex but now I feel this deal just got sweeeter knowing I  could get  another door income.      

Converting into rooms for rent, renovation ongoing now. will rent out each room between 500-550 a month everything included.

So I ran a background check and was planning on signing tomorrow morning with them.
