I like the progression so I could get my feet wet, make connections and learn as I go.  

On our first few deals we were just trying to get our feet wet and now I'm trying to be much more strategic about how we deploy our resources and matching that with our ultimately financial goals.

There have been numerous people on BP talking about how they paid application fees but they could never get their loans closed on any deal brought to the company.

There are numerous ways that you can lock up or control a property if you find one that you want before you are ready to sell. 

So getting my feet wet in an already hot Houston real estate market was seemingly daunting.

This depends on numerous factors including the local market, the existing condition, the cost of upgrade, etc. 

Of course, there are numerous scenarios and negotiation tactics that can alter this. 

I have just seen this happen to numerous customers and when the code enforcement office finds out everything has to be removed and redone to code with all the proper inspections/ approvals.

On the other hand, if you don't qualify for one reason or another (and there are numerous reasons people and entities don't qualify), a portfolio broker should be able to get you done with little to no seasoning.Stephanie
